Marketing Plan

  • Objective: To get you, the seller, the highest & best price for your home in the shortest amount of time.
  • Strategy: To get maximum buyer flow through your home by…
    1. Advertising (newspapers, website, signs)
    2. Open House
    3. Expose the property to the Multiple Listing Service
    4. Realtors Inspection
    5. Notifying the neighbors by mail
    6. Prepare a detailed fact sheet with color photos & room measurements
  • Execution: Your home will be immediately placed on the New Jersey Multiple Listing Service & the Garden State Multiple Listing Service. This assures you exposure to thousands of Realtors. Every member co-operates, it is to your advantage to have your home on the MLS. Your home will be advertised in one of the following publications: Bergen Record, The Town Journal, Harmon Homes, Pinnacle and Unique magazines.
  • Internet exposure: Your home will be listed on Terrie O'Connor Realtors Web Site (including a color photo) until it is sold. Also, it will be on my own website (with a color photo), the NJ MLS website which is linked to Realtor.com, the site for the National Association of Realtors (412 million hits per month!) and Harmon Homes.com.
 
 
  • I suggest a sign & lockbox on the property., Signs are our best marketing tool & a lockbox assures easy access to Realtors.
  • The highlight or fact sheet is custom designed by me for each of my listings. They include color photos, room descriptions & measurements, a survey (if available) town & school information for the school systems in the state of NJ.
  • A copy for your local school system will be left in your house. The weekly Realtor inspection allows local Realtors to preview the property
  • For prospective buyers. Inspections may be held either Tuesday or Friday. For your first open house, a classified ad will be placed in the Bergen Record.
  • An announcement will be sent to the neighbors informing them that your house is on the market
 

Service Plan

  • Agent survey during inspection for opinion of price.
  • Call agents for feedback after showings.
  • Update CMA regularly and review price.
  • In touch with you weekly
  • Bi/weekly review of marketing, office call ins etc.
  • Tips on how to prepare your home for sale.
  • Negotiate offer, I'll be there during the offer presentation & be sure to qualify buyers.
  • Stay in touch with you during the contract period, stay on the other agents back to be sure the contingencies are met & inspections scheduled.
